Buying property in the Dominican Republic

Real properties, real numbers. Every legal file reviewed before it is published, and prices straight from the developer's list. You can buy from abroad without flying down, and it costs you nothing to work with me.

Why this site is in English

Most Dominican agents publish only in Spanish. If you are in New York, Boston or Madrid and you search in English, you get brochures and very little arithmetic. These pages carry the same figures as the Spanish ones, from the DGII and the Registro Inmobiliario, with the source named under each.

Three things worth knowing before you start

Foreigners have the same property rights as Dominicans. No residency, no local partner, no company structure. And you can buy without flying down, through a power of attorney at the consulate.

Add about 4% to the price. A 3% transfer tax paid once, plus roughly 1% in legal fees — and the 3% is calculated on whichever is higher, your price or the DGII's valuation. The full breakdown is here, and the calculator runs your own number.

The buyer does not pay the agent. The commission is paid by the developer or the seller. You pay the same list price either way.

What I will not do

I will not tell you a project has CONFOTUR when what it has is a provisional classification. I will not publish a figure the developer has not confirmed in writing — you will find pages here that say exactly that, instead of a number. If a file cannot survive being checked, it should not be sold.
