Put in the price of the property you are looking at and get the whole picture: what is paid once, what is paid every year, and whether the state pays you back instead of charging you.
Change the number and it recalculates on its own. Nothing is sent anywhere: the maths happens on your phone.
Rule 1 — add 4% to the price. The 3% transfer tax, paid once when the title goes into your name, plus roughly 1% in legal fees. Note: the 3% is calculated on whichever is higher, the price you agreed or the value the DGII assigns.
Rule 2 — the IPI line. The annual tax is 1%, but only on the amount above RD$10,695,494 (about US$170,000). And that line is not per property: it is per person. The law adds up everything you hold in the country.
Rule 3 — maintenance per square meter. Not a tax, a monthly fee, and in branded projects it runs US$3 to US$4 per meter. In many projects it costs more than the annual tax, and almost nobody asks about it.
If the home qualifies as low-cost — the 2026 ceiling is RD$5,450,851.12, about US$92,000 — and you buy it as a first and only home through the trust, the arithmetic reverses: the 3% is waived and on top of that you can receive the first-home bonus, between 6% and 8% of the value.
It carries strict requirements, including no renting and no selling for five years. The calculator flags it when the price falls in that range, but do not assume it applies until you verify it in your own case.
It does not know whether the project has CONFOTUR, what your down payment is, or what payment plan you were offered. That needs a look at your case. Message me with the price and whether it is your first property, and I will send back the exact numbers — no call, no commitment.
